Including but not limited to: divulging what you did because of the pic ("I came", "That gave me such a boner."), talking as if the character was real ("Those balls smell great I bet", "My face would go perfectly between her legs."), detailing your sex life ("I did that with my brother once", "I used to be able to do that to myself."), ...
once i make a comment with a pun and it become a creepy comment

Just don't divulge your own desires, fantasies, or sexual exploits in the comment section. People generally don't want to hear what someone else wants to do to a character in the picture.
In terms of trying not to sound creepy when it wasn't your intention, phrasing is pretty important, and from experience you generally don't want to be using first person.
Yes.. I suppose the rule initially sucks. But "for the greater good" it might be better, in the end. Do you really want to scroll through 50 "the artist mad me cumming due to maturbate" comments every time you log in?
The only compromise I've ever thought of is adding comment vote karma-modifiers, to give the userbase a bit of say in want counts as creepy or not, and allowing filtering based on the hive-mind's subjective opinion.
My current favorite was "I am jealous of that guy" which I believe was deleted at some point.
If the creepy comment rule ever gets rescinded, I will make 100,000 creepy comments.

You mean like already exists? Comments below a certain score threshold are already automatically hidden.

Seriously, though, not really wanting to read comments like examples in OP.
It's really funny whenever these kinds of threads come up because you can look through and see the people who are probably hated by everyone they know in real life because they have no clue how to function socially.
It's really easy to understand the creepy comments rule; people don't come to this website to see you, they come to see the artwork. It's like going to some strip club only to have some fat hairy guy climb up on the stage and grab the dancers, which would absolutely get that guy thrown out. As long as you don't make the experience about you, you will be fine.
I don't really think what I wrote should be considered "creepy", maybe two or three comments, but not the entire section.

Others making similar creepy comments doesn't mean you aren't ("they did it too!" isn't a valid defense). The mods aren't psychic. They have to be alerted to them through reports from users, or if they happen to see it themselves, but they aren't going around looking for them to see every instance.

The newest comment there is from a year ago, others are from 2 years ago.
Generally speaking, if a comment is left alone for more than 6 months, the user does not get punished. Unless they are talking about something actively malicious or illegal, of course.

Plus, there are only two people actually responding to the "question" in the pic: one is a deleted account, the other was already warned for something like this after the fact.

"Marking" is a relatively new feature, and not everyone uses it.
If a comment is left unmarked, that does not mean that the user wasn't punished for it.
Now that I explained the marks on 4 comments, do you want to talk about the other 13?

No, it's not? Do you consider creepy fantasying about being hugged my someone you like? It doesn't matter if it's fictional or real.
If a get banned, it would not be by my fault, but I get the "not roleplaying" thing.
Just that, but I think we give a different definition of the word creepy.

If you get banned because you made the stupid decision to ignore the warnings and advice of the site's administration, then yes, it is 100% your fault. That's how defined crime works.

Because they're fictional characters on an image made by (if not for) someone else, which is butting yourself into someone else's scenario, and butting into other users' enjoyment who don't want to think about you doing things to characters in the image. We're here to enjoy furry art, we don't come here to hear about what fictional characters you (or I) want to hug or "make love" with.

You weren't just saying that you wanted to hug a character. That would still be mildly inappropriate, but you said you "want to be THAT pillow" (emphasis yours).
